Midtown Savannah: Homes and Neighborhood Guide

Midtown is what locals call the established neighborhoods south of downtown Savannah, roughly between Victory Drive and DeRenne Avenue. Known for early 20th-century homes, parks and tree-lined streets, it's inside the City of Savannah, and Seaport Real Estate's local agents help people buy and sell homes here from our office at 7301 Waters Avenue.

Living in Midtown

Where is Midtown Savannah?

Midtown sits between downtown's Historic District and Victorian District to the north and Savannah's south side. There's no official boundary, but most people mean the neighborhoods from around Victory Drive south toward DeRenne Avenue, with Abercorn Street, Habersham Street and Waters Avenue as main north-south routes. Forsyth Park and downtown are a short drive or bike ride away.

Midtown neighborhoods

Ardsley Park and Chatham Crescent

These two neighborhoods were laid out beginning around 1909 and 1910 as side-by-side planned subdivisions, and together they're listed on the National Register of Historic Places. Ardsley Park uses a street grid with landscaped squares, a 20th-century take on Oglethorpe's downtown plan, while Chatham Crescent has a grand mall, crescent-shaped avenues and small circular parks. The area runs roughly from Victory Drive south to 51st Street, between Bull Street and Waters Avenue.

Parkside and Daffin Park

Parkside sits just south of Daffin Park, and together the park and the neighborhood form the Daffin Park-Parkside historic district. Daffin Park, designed by planner John Nolen, has a playground, tennis courts, walking paths and ball fields, and it's home to historic Grayson Stadium, built in 1926 and now home of the Savannah Bananas.

Nearby neighborhoods

Midtown also takes in smaller neighborhoods such as Ardmore and Chatham Terrace. Ask any two locals where Midtown ends and you may get two answers, so we're always glad to walk you through a specific street.

What it's like to live in Midtown

Midtown is mostly residential, with sidewalks, big shade trees and front porches, and local restaurants, coffee shops and stores along the main roads. Savannah Arts Academy is in the 1937 former Savannah High School building in Ardsley Park, and Victory Drive, lined with palms and live oaks, runs along the neighborhood's northern edge.

Homes in Midtown

Most Midtown homes are single-family houses built in the early to mid 20th century, from modest one-story cottages and Craftsman bungalows to larger Colonial Revival, Dutch Colonial and Neoclassical homes, many with detached garages off the rear. Lots of them have been updated over the years, and you'll also find some duplexes and small apartment buildings.

Buying an older home

Older homes bring character and a few extra questions: the age of the roof, wiring, plumbing and HVAC, signs of past termite or moisture damage, and what's been renovated and when. A thorough inspection is a must, and if you're planning exterior changes, ask whether the property falls under any historic district or design review rules first.

Schools in Midtown

Midtown is in the City of Savannah and is served by the Savannah-Chatham County Public School System. School zones are set by address and can change, so always check a specific home with the district's school locator before you buy.
